1031 Exchange is a section of the Internal Revenue Code that allows for property owners of real estate held for productive use or investment, to buy and sell "like-kind" properties while deferring capital gains tax. 1031 Exchange allows investors to keep most, if not all, of their equity intact, positioning them with better purchasing power.
A DST is an ownership model through a separate legal entity that allows for a number of accredited investors to pool their resources together to purchase beneficial interest into either a single asset or across a portfolio of properties. DSTs increases your investment alternatives, while offering true passivity.
This class covers the primary components of Section 1031 of the Internal Revenue Code. The course includes history and current issues of 1031 Exchanges as well as the Basic Elements of a 1031 Exchange, Terminology, Types, Rules, Timelines, Transaction Process.
This CE class offered in Oregon for credit covers a more in-depth understanding of Section 1031 of the Internal Revenue Code. The course includes everything covered in the Basics Class to include more complex issues on LLCs & Partnerships, and Special Market Considerations. (2 hour class)
